Bookings are accepted on the following terms. They will be deemed to have been accepted by you, at the time when you complete the booking form.

Bookings made by telephone, email, or letter

We will hold your booking for five working days pending receipt of your completed booking form and deposit or payment in full. No contract exists until a completed booking form has been received by us with a rent deposit of £100 (or the full amount if appropriate), and our confirmation of the booking has been despatched. Thereafter the visitor becomes liable for the balance of the rent, which must be paid six weeks before the date of the commencement of the holiday. Please make cheques payable to Mr Mike Slawski.

Online bookings

• If you choose to pay by cheque the booking is provisional, and no contract exists until a completed booking form has been received by us with a rent deposit of £100 (or the full amount if appropriate), and our confirmation of the booking has been despatched.
• If you pay by PayPal or BACS your booking form is automatically sent to us electronically, and this confirms your booking.

In either case, you become liable for the balance of the rent, which must be paid six weeks before the date of the commencement of the holiday.

Fuel

The rent includes £25 worth of oil/gas/electricity (£12.50 for Short Breaks) and a large basket of logs. Additional gas/oil/electricity usage is deducted from the deposit – see below.

Deposit

A Fuel / Good Housekeeping deposit of £75 is payable with the final rent balance, six weeks before the start of your holiday. The cost of any additional fuel, breakages or damage will be deducted from this and the balance refunded to you at the end of the stay. If you opt to pay by cheque, please enclose a separate cheque for £75, which will only be cashed if a deduction is required.

Cancellations

If you cancel your booking we will do what we can to re-let the property. If we are successful we will refund any payment you have made, less an administrative charge of £20. If we are unable to re-let the property you will remain liable for the balance of the rent, and your deposit will be retained by us. We strongly recommend that you arrange Holiday Cancellation insurance.

Accommodation

The booking is for the purpose of the people whose names appear on the booking form. No more than 4 (four) people may stay at The Cottage.

Occupancy

The main condition is that you agree to take good care of the property and contents. You are responsible for any breakages or damage that occur during your stay; and these should be reported and paid for before departure. The house must be left clean and tidy, with all furniture, fittings and fixtures left in the same condition and state of repair as they were at the start of the holiday.

Tenancies commence at 4.00 pm and end at 10.00 am on departure day; please help us by leaving promptly, particularly on Holy Island where our cleaning time is often limited by the tides.

No responsibility is accepted for any accident or mishap to persons or property while on the premises.

You are required:

• to allow us at reasonable times and with reasonable notice to enter and repair the property, or to enter the property without notice in an emergency to repair the property;
• to ensure that the upper floor is not overloaded;
• not to flush sanitary towels, tampons or nappies down the toilets (the plumbing is old!);
• to use the fire in accordance with the instructions provided, and ensure that young children are kept at a safe distance;
• to act with consideration towards occupiers of neighbouring properties, and not to cause a nuisance or inconvenience.

Pets

One small or medium-sized dog may be brought by prior arrangement. The Cottage is a dog-friendly holiday cottage where well-behaved dogs (and their owners) are very welcome. There are lovely walks all round the Island, and there are no restrictions on walking dogs on the beaches.

We do not make an extra charge for dogs. In return, we ask that you respect the following conditions:

• Dogs are welcome in all downstairs areas of the properties, which are laminated and easy to clean, but please do not allow them upstairs.
• Dogs are not allowed on the sofas or armchairs, and specially not on the beds!
• As we do have many non-dog owning guests, we request for their comfort that dogs arrive free of fleas and freshly groomed / bathed to ensure there are no lingering odours. There is a water can outside the cottage to wash down muddy or sandy paws, and a towel is provided to dry them off.
• Please bring your dog’s basket, bedding and feeding bowls.
• Please clean up any excessive dog hair before you leave. If extra cleaning is required due to your dog, a deduction may be made from the deposit.

We do not allow dogs to be left alone in the cottage unless they are crated. There is a small enclosed courtyard to the rear of the cottage where dogs can be left for short periods.

The Cottage is in the village, and barking causes disturbance to all our immediate neighbours. If your dog barks a lot, please leave him/her at home.

Smoking

Smoking is not permitted anywhere on the premises.

Complaints

If you feel you have a genuine complaint in respect of the property, then this should be immediately reported. Complaints which are not reported immediately will not be entertained subsequently, and no correspondence will be entered into in respect of complaints made on departure or after your return home.

Data protection

The information given on your booking form may be held on our database. It will only be used in connection with your booking and for the purposes of sending you our occasional newsletters,
if you have opted to receive them, and will not be passed on to any third party.
